昨天在网络上结识2 位也是刚入行的华人中介朋友，在堪培拉和悉尼。  一起努力吧。

下个星期2 要去总部接受关于拍卖的培训， 很期待。
不光是因为拍卖是我的大爱， 而且我个人认为是最公平， 透明的竞争， 不存在暗箱操作。 很符合我的个性。
对买卖双方都有交待。
Ray White 是澳洲第一个有网上拍卖的中介， 全球同步。 下次我会尽早发布有关信息。
George 是最好的拍卖师，（ 没有之一）。 Ray White 的首席拍卖师（BRISBANE）是他一手教出来的。 厉害吧？

日程 终于重新 回到正轨。　
今天早上５　点半，　把新的室友Jane 拖起来一起运动。 7 点出门， 可能是周一的关系， 有点小堵， 7 点半到公司。
男友昨天把后院的raised garden bed 的砖全垒好了。 照片已发在WeChat 上。 接下去要去买soil， 工程也不小。
他是我最能干， 最靠谱的handyman。
也是我的lucky Star.

George Hadgelias  把Paddington office 从当年的全昆士兰倒数第4 ， 改造成第一， 并保持记录18 年。

不看不知道， 世界真奇妙。
周2的培训， 又认识很多同行， 其中有2 位70 多岁的爷爷级的中介， 一位是以前赌场的经理， 退休后， 从新开始人生的新的职业生涯。
又认识了一位男士高级西服的供应商， ray white的西服全是由他提供的，量身定做。我趁喝茶的时间和他交换了名片。 今年男友的生日礼物搞定了。 我男友平时买条西就$200, 我拿到的价钱几乎是一半。 还有材质很好的男士衬衫。 这下不用为他的衣服发愁了。

我个人热衷拍卖的几点原因。

1. 最有现场气氛的， 是一场竞赛。
2. 是一个最公平， 最透明的平台， 价高者得， 赢的公平， 输的也心服口服。 不会存在中介暗箱操作， 影响买卖双方的公平交易。
3. 最有诚意的交易。 （ 无条件的合约， 不会拖泥带水， 这很符合本人的性格）。
卖家的诚意， 拍卖的费用要比private sale 多 $ 550- 600,  因为已经约定拍卖的时间， 就必须在4-5 周左右，（拍卖前）做好宣传工作在， 以吸引市场上的买家。 通常的情况下，卖家 广告宣传的 方面的投资下的越大， 卖家的诚意越高。
买家的诚意， 拍卖的合约是无条件的合约。 一锤定音。 买家必须 事先把贷款搞定， 做building 和 pest inspection. 拍卖成功之后， 付10% 的定金， 余下的在settlement date付清。

他刚入行的时候就是在George Hadgelias  手下。
拍卖师 的好坏， 对拍卖的成功也是至关重要的。

I did my full license real estate agent nearly 3 and half years ago, was purely because of personal interests.
In my opinion, while I invest 500k over one property , it is worthwhile to invest my time and 2-3 thousand to study real estate course.

In terms of career charge, I just love real estate, and I truely believe the money is there.  All the best things in life need money.  Do you agree?
Real estate agent is the hardest job with the highest pay in the town, or the easiest job with the lowest pay.
Hopefully that answers your question.
And most important , the TRUST has be to owned.

thanks for the information. so for the course, it is 24 units right? and after completing the course, you still need 12 months experience with an licensed real estate agent to get your full license?

I could not remember how many units.  But it took me 7 months in total. Go to classes 2 times a week.
No.
After the full course, you can apply for the full license from Fair trading if you are in qld.

i just had a quick search, seems like in VIC , one do need 12 months experience before getting the full license.
