至此耗时一个半月的纠纷尘埃落定,最终判决我们需要支付250元给中介.比之前中介的开价要少很多。我们也都很满意。
总结几点心得:
1.重视CONDITION REPORT,根据相关的条例,我们有2周的时间核对CONDITION REPORT,必要的时候要拍照。(不论室内还是室外)

29 Condition reports
(1) A lessor must, not later than the day after the tenant takes possession
of the premises, give the tenant 2 copies of a report about the state
of repair or general condition of the premises, and of any goods
leased with the premises, on the day the tenant is given the report.
(2) A report under subsection (1) must be signed by the lessor.
(3) The tenant must, within 2 weeks after receiving the copies of the
report mentioned in subsection (1), return 1 copy to the lessor,
either—
(a) signed by the tenant; or
(b) endorsed with a statement, signed by the tenant, indicating
whether the tenant agrees or disagrees
2.入住中发现任何问题,应该及时和中介沟通。这也是我们中国人的通病,什么事情都不愿意麻烦别人。我们也是吃了这个亏,如果当初发现纱窗的密封有问题时,我们及时报修,结果就不一样了。
3.要维护自己的正当利益,要有充分的信心和勇气上VCAT
4.准备材料要抓住重点,毕竟法庭上时间有限。
5.无论判决的结果如何,都要有个好的心态
