Westpac给我的解释,大家帮忙看一下

关于海外收入贷款,westpac答复我的如下:这个Mortage Insurance啥意思啊?
是指海外收入不能贷款超过80%吗?谢谢!

for bank purposes a non-resident is defined as a person who receives their income, works and resides, outside Australia and its' territories. This will exclude Australian citizens who meet the above criteria.
This means if you are an Australian citizen you will be treated as a resident for bank purposes regardless of where you live and work. This means we can lend up to 95% of the property value (if all other bank criteria are met).
However, if your loan requires Mortgage Insurance (usually applicable if you borrow more than 80% of the value of property, though in some cases this may be less) we can only assess income which has been declared through the Australian Tax Office. This may result in you not being able to show sufficient income to support the loan, and you will have to reduce the loan amount. Subject to certain conditions, we may be able to lend you up to 80% without Mortgage Insurance.
Please keep in mind these percentages can be based across all the properties to be used as security. Therefore, if you have another property to use as security you can borrow up to 95% of the purchase price of the new property (conditions apply), as long as the overall lending over the combined properties is no more than 70   80% depending on what category you fall into as an overseas borrower.

是的,这里说海外收入很难超过80%,如果超过80%要交 Mortage Insurance,就是贷款保险。 本地收入才有可能超过80%不用交Mortage Insurance的。

海外收入最多只能贷到80% 只有本地收入才可能超过80% 而且要交贷款保险LMI 审理起来也会更严格
