不通过中介，买房需要注意什么

有一个朋友有房子卖，我如果要买的话，需要注意些什么呢？我和他都不想通过中介了，想自己交易。这样的话，他就可以省下中介费广告费等等，我应该可以砍多少钱下来。

另一个问题：房屋检查是不是i必须要做，这套房子一直有人在住。

1,  ask a bank to value your friend's house

2,  an agent will charge 3% for the first $18000 and then 2.5%

3,  to offer a price which is very closed to bank's value

4,  subjuct to finance

5, subjuct to building and pest inspections

For the old house it may has some problem and then you can ask your friend to fix the problem or you can negotiate the sell's price to cover this issue.

Private sell will save both your money and your friend's money. Good luck!
