中央空调问题，懂行的请进

出租的房子的空调前两月刚做过service。租客又说现在是filter的问题，要求再做service。
附上空调面板显示的内容，懂行的人能帮忙看看是不是只要clean filter就可以了？谢谢！

那个应该只是滤网清洁提醒，运转一段时间後，自动出现的，不是故障。

要怎消除？得看说明书-----------

谢谢！我现在的租客事很多，不停的要求这个要求那个。这个应该是租客自己需要做的，对吧？

21.1 provide vacant possession of the premises and in a reasonable state of cleanliness and repair; and
21.2 maintain and repair the premises in a timely manner; and
21.3 comply with all laws affecting the premises including building, health and safety laws.

谢谢啊！我也读过这些条款，同样tenants需要保持清洁。NSW就明文规定空调filter的清洁由租客做。
我住了好几年的房子自从租出去开始不满三个月，几乎大件都修了一遍，好多东西租前都特意检修了，都莫名其妙的有问题了。。。。反正中介只会说修修修，哎~~~租金几乎颗粒无收啊，这年头landlord才苦！！！

连滤网清洁都还要叫房东来处理的房客，恩～～～

在NSW，做service的时候都包含清洁filter，你可以要他列出来service的具体项目
