1、LOCATION，所选物业要体现稀缺性，要么景观唯一，要么区域具有特色或者发展前景；
2、房屋的户型、装修质量、设计风格、朝向及社区管理；
3、历史数据显示的良好的升值记录及稳定的租金回报；
4、发展商实力及该投资区域的社会口碑（很重要，我们只做大品牌开发商的楼盘）；
5、周边健全的社区服务设施及好的学校等；
