做个记录。

1. 关于Prepayment Prepaid expenses
If you prepaid a rental property expense, such as insurance or interest on money borrowed, that covers a period of 12 months or less and the period ends on or before 30 June 2015,
you can claim an immediate deduction. Otherwise, your deduction may have to be spread over two or more years under the prepayment rules if the expense is $1,000 or more.
也就是说,几百块的保险费不用分期摊销,直接全额claim。
2. 预收到的租金不算。
3. Conveyancing fee,印花税,inspection等acquisition costs,计入购买成本,不能算投资房费用
4. 利息见银行statements,separate的两个investment loan 账号。
5. Borrowing expenses按5年摊(如果总额不超$100可以直接进当年费用),具体费用有Mortgage Registration&discharge fee, deposit power, document fee等,年费直接进费用了
精确到天数来算,今年也摊了几百块,哈
