The agent is legally obliged to send every official offer (usually written and you may want to add some conditions) to the vendor (even if the agent might suggest this offer is not competitive, blah blah blah)
Do *not* sign the contract without consulting your solicitor, esp when buying a house. Once you signed on the contract, and the owner sign it too, then it becomes a legally binding contract.
Only seasoned buyers may give an unconditional offer plus signed first page of the contract as a way to secure a property (usually with a lower-than-asked offer).
Remember that your favorite property comes to the market every few weeks, so just relax and enjoy the hunting process,
