无聊翻了一下,刚开始中介213,敢要那么高,自己把自己吊死,估计房东也是想赚一票走人,现在这个开价还算有点诚意。本来这种房子就不是走增值路线的,你下刀砍砍,45我估计有戏。不过你下定决心要走人那就没办法了。

不知道是土澳人智商太差还是怎么的,房产拍卖这个规则本来就是不公平的。想不通为何还能存在?

卖家可以设定一个下限,达不到下限可以拒绝卖给出价最高的人。而这个下限却不是起拍价。这样根本不是一个平等的交易,为何还会 有人去参加拍卖的?卖家可以设定一个天价作为下限,这样托会很安全,然后很容易在人群当中找出出价最高者。。。也就是待宰羔羊了。

不知道这里的拍卖到底算个什么规则,实际上不止是房子,车子拍卖也一样啊。perth这里房子拍卖不算多,多数也是想宰大头的。东边真的基本都是拍卖,唉。话说回来,就算perth房子拍卖少,现在搞的什么固定日出售啥的,甚至就是普通出售,一样黑暗,市场好的时候就是要宰你没商量。好在现在经济惨淡,大家都拍拍屁股走人了。

可能大家观念有误。

这边是市场经济,法制健全,很规范的,不好拿中国的思维习惯来妄加推测,把人家想象的像狗屎。

拍卖是存在几百上千年的交易方式,你们想象是中国人,搞什么“托”,如果你拿证据证明哪个中介有“托”,我包他倾家荡产、妻离子散。

中介不会糊涂到乱抬价,破坏市场,损害衣食父母;澳洲法规健全,也有法规管着,不会乱来。
中介不是卖方,也不是买方,中介的唯一目标就是是成交,每成交一笔,中介拿commission。抬价的人恰恰是互相竞争的买家,特别是中国人,中国人房屋情结高出其他种族很多很多,而且很多中国人很有钱。中介把一块钱价值的东西抬高到一亿,不能成交,对他有什么意义,这些都是拿脚都能想明白的道理,为什么这么多人糊涂。

我买房的时候,报价(offer)高了,中介拐弯抹角让我降低报价。

托不托的且不说,这个拍卖规则实在是屎,有本事就把可接受的价格作底价啊,搞个低价吸引人去,达不到心理价位又可以不卖,这叫个鸡毛拍卖啊。房东是出中介费的,中介自然站那边,楼上这种中介若真有那也真奇葩

房产中介有什么好忽悠的,他的只要目的就是成交拿中介费。卖高低对他没影响

既然叫拍卖,就是双方担风险才对等的。

如果必须要卖给最高出价的人,那么,卖家在设定起拍价格的时候就要想清楚了,必须要承担低价卖出的风险。

如果买家一时冲动出了个高价也是要承担责任的。

而这个土澳拍卖规则却是单方面的风险。。。买家出价最高后不能不买(或者要有经济损失),而卖家却没有任何风险,可以随意决定是否卖给你(因为他的低价可以随意设定)。这种游戏都有人去玩?

另,中介买房是按比例收佣金。 如果卖出了卖家预期价格,说明中介水平牛比,也说明市场很好。会有更多的房源。

简单来说,我买房的时候遇到特能忽悠的中介。。。我并不痛恨他。。。我只是想以后我卖房也找他。

中介卖房一般是按比例收佣金。
如果卖出了卖家预期价格,说明中介水平牛比,也说明市场很好。会有更多的房源。

China traders tip iron ore to sink below $US60

Chinese traders are tipping iron ore will trade below $US60 a tonne next year because domestic property market woes show little sign of abating, a top UBS mining analyst was told.

UBS will not adjust its price forecasts after collecting intelligence during a tour of China last week but says lows not seen since financial year 2009 are possible. Iron ore for delivery to the port of Qinqdao last traded at $US75.47, down 46 per cent since December last year.

UBS mining analyst Glyn Lawcock says talk among steel mills and traders in China is that prices under $US60 a tonne is likely, largely because a weak Chinese property market is expected to persist in 2015.

Last week, Citigroup said it had been “bearish but not bearish enough on iron ore prices, and slashed its forecast for the next two years to $US65 ($75) a tonne, from about $US80. ANZ added fuel to fears for the industry, predicting the commodity is unlikely to breach the $US100 mark again, period.

A Morgan Stanley trip to China earlier this month, cited Chinese traders tipping iron ore will continue its dramatic crash to hit $US70 a tonne by the end of this year.

Intelligence gathered from the UBS tour to China last week found iron ore traders expect a modest rally in the lead up for Christmas, before retreating to a lower average price next year than in 2014.

If property remains weak and additional supply comes on again next year “then we could see iron ore trade lower than current levels with lows not seen since 2008-09 possible”, UBS noted.

The market was flooded with new supply this year but UBS, whose chief commodity analyst is Daniel Morgan, estimates a further 100 million tonnes of fresh supply could be introduced into the market next year, which is likely to weigh on price.

China’s property market will be a defining factor in 2015, after the government announced last month it would remove Home Purchase Restriction and discount mortgage rates for first home buyers, pushing home sales higher in October.

But property developers need to reduce inventory before the property market starts pick up, which would drive increased steel demand, UBS said.

China’s steel production is expected to come in at about 800 million tonnes this year.

In 2007, iron ore was trading at $US36 tonne, before its stratospheric rise to peaks of $US192 a tonne in February 2011.

Iron ore extended a drop to the lowest level in five years as slowing economic growth in China increased concern that demand from the biggest user may weaken, expanding a global oversupply.

Ore with 62 percent content delivered to Qingdao in China retreated 0.5 percent to $75.08 a dry ton today, extending this year’s loss to 44 percent, data compiled by Metal Bulletin Ltd. showed. That’s the lowest level since June 2009.

The raw material used to make steel is heading for the biggest annual loss in at least five years after surging low-cost supplies from BHP Billiton Ltd. (BHP), Rio Tinto Group and Vale SA (VALE5) spurred a worldwide glut just as steel demand growth slowed in China. Prices may plummet to less than $60 next year as global production increases further and demand remains weak, according to Citigroup Inc.

“Weak demand in China as well as the continued excess supply from the seaborne market are weighing on prices,” Paul Gait, an analyst at Sanford C. Bernstein & Co. in London, said before today’s price data was released. “The majors are clearly engaged in a strategy at the moment of using price to gain market share,” he said by e-mail.

The market needs to absorb a surplus of about 110 million tons next year, almost double the 60 million tons in 2014, Goldman Sachs Group Inc. estimates. High-cost mines in China will shut should prices drop toward $70, potentially creating a base for prices, Australia & New Zealand Banking Group Ltd. said.

Stockpiles held at ports in China climbed 1.3 percent to 108.75 million tons as of Nov. 14, the biggest increase since May 16, according to data from Shanghai Steelhome Information Technology Co. Inventories expanded 26 percent this year.

China’s bad loans jumped by the most since 2005 in the third quarter as a property slump and slowdown in investment growth put the world’s second-largest economy on course for the weakest full-year growth since 1990. The country buys about 67 percent of seaborne ore.

通常卖家的底价是要写在和约的纸上,而且拍完后是可查的.一旦开拍.底价不能更改.如果设的太高,流拍的机会就很大.每次拍卖,无论是否成功,中介都是要另外收费的.高于底价房东必须卖.低于底价,中介还可以帮买家和卖家协商.所以利益和风险对买家卖家都一样.我有个朋友,看中一大地旧房在VIC PARK.找到卖家直接OFFER1.2M.卖家不肯.一定要拍卖.结果我朋友出到1M拿下了房子.省下20万.
我觉得中介主要靠佣金.只要能卖出去就行.价钱卖多些最好,卖少些也没关系.因为佣金摊到百分比,相差不会很大.不值得去做手脚.

If so, There are no criminals in Australia!
I believe you won't say that if you live in Australia/oversea more than 5 years.
法制健全恰恰是因为有人乱来,否则谁会先知先觉立个法律出来?
买房多做点功课,不要让中介都认为你报价高了
有的中介老婆亲口说他的中介老公叫她去做过托,吓死她了,你不会信吧
老美的名言,只有永远的利益,没有永远的朋友,你不会信吧
我估计你买的房离中介公司很近,而卖家卖掉可能搬家去其他城市,洲,国家

有点不理解,如果卖家拍卖前不接受1.2M的报价,那么正常来说拍卖时卖家的底价要超过1.2M,你朋友如何能1M买到?应该是特例吧,不具普遍参考价值。

关键是大家认为,澳洲这种房屋拍卖规则合不合理?也不一定就说中介找托,房东也可以不让中介知道找托啊!当然实际情况不一定凡拍卖必有托。只是这种规则,只要卖家设个较高的底价,对托是绝对安全的,使得你不可能找到托的证据。

也许这只是个特例,但也不是不合理.因为拍卖成功没有附加条件.而OFFER成功后很多都因为附加条件而最后无法成交.我还有个朋友,在中介的鼓动下拍卖房子,因为不愿接收拍卖的价格过低而流拍.后来等了几个月,终于以比拍卖多近十万的价格卖出.但是为了满足合同的附加条件,要修理房屋结构.最后还不如当初就接收了拍卖的价格.

卖家找托是正常心态.但是如果操作不当,中介就偷着乐了.反正也是一锤子买卖,不怕拿不到实际拍卖成交的佣金.那样卖家就亏大了.
如果真有中介找托.最多是在底价之前炒炒气氛.减少流拍.一旦高过底价,相信没托愿意冒这个险.

Seasoned sellers spill the beans on how to leave an auction smiling.
Most of us know how emotion-charged home auctions can be. The stakes are high; both buyers and sellers have a whole lot of coin at stake.
Fortunately, there are umpteen ‘how to’ bid guides based on the expert views of buyer’s advocates, hardcore investors, consumer watchdogs and lenders.
But what about agents themselves – surely they know a thing or two about navigating a housing auction?
We shirt-front agents across Australia, demanding they reveal their best tips on how to survive an auction.

More knowledge, less nerves
Hugh Bateman, Principal of The Property Shop in Mudgee, says it is crucial everyone attending a home auction has done their homework. This includes agents themselves but is also relevant to buyers and to vendors.
Things to crunch include:
The property’s history;
Its features and the features of the local area;
The market value of the property;
The price range of similar properties recently sold;
If you are a bidder, know your limit;

If you plan to bid, make sure your deposit is ready.
The NSW auctioneer, who started his business in 1973, estimates he has sold 100s of 1000s of lots with his auctioneer’s hammer, including up to 110 lots per hour at some farm clearing sales.
“The most important thing is make sure all of your homework is done, completely done, so you enter the auction room fully prepared for every possible thing that can go right or wrong,” Bateman says.
“If you are confident, you can bid with confidence; the one thing that auctioneers can read quickly is good body signals.
“If you feel nervous or even if you don’t, stand to the side or the rear so you can observe at all time what is going on with the other bidders. This helps you ‘size up’ your competition.”

Never drink & buy
“Absolutely do not drink alcohol before an auction is complete,” Bateman advises.
“Definitely not, it is a big no-no, there will be plenty of time afterwards to celebrate or commiserate.”
To survive an auction in the best possible shape – hopefully a happy vendor who has just sold for a good price or a joyful buyer who has just bought a desired property – you will need clarity of thought and sharp mental reflexes.
Refrain from eating or drinking anything that may inhibit these faculties, Bateman stresses.
“I see it sometimes where people arrive but are not really ready, they are distracted; make sure you turn up on the day fully ready to concentrate.”

To survive an auction in the best possible shape you need clarity of thought and sharp mental reflexes.
Befriend local agents before the big day
Selling agents often suffer an image problem in the eyes of prospective buyers. But the fact is picking their brains in the months leading up to home auctions can render valuable insights for both vendors and bidders, according to Perth agent Mark Hales of Harcourts Central.
If you are a buyer, fostering relationships ‘with the enemy’ can mean you learn of new listings ahead of their auction campaigns.
“Talking to agents helps you find out what is happening in the local market and the level of interest in any particular property, all of which can help you on auction day,” Hales says.

Stay within your budget
Believe it or not, real estate agents do not want you to spend more than you can afford.
“Honestly, it is a lose-lose-lose situation when a buyer over-reaches and cannot cover the balance of the purchase price,” Hales says.
“You lose out because you are up for penalties if you have to break the contract before settlement, the vendor loses the sale and the agent misses commission and has to find another buyer.
“It is costly and messy if you put down a deposit and cannot cover the balance; don’t do it. Stick to your limits.”

Big ego flags big prices
Victorian agent Craig Bennie has called a few hundred home auctions and witnessed more than 1000.
He knows a big buying ego when he sees one. And it can be the difference between a fair price and a premium price.
“Sometimes egos can get the better of buyers,” the Director/Principal of Ray White Rosebud says. “Or you’ll see a partner giving a subtle nudge to a spouse to bid again.”
Another trigger for runaway prices in the heat of a public auction is when buyers have the money available, and there is emotional attachment.
“They definitely can pay more than they expected too, so my tips are stay calm and always stick to your limit.”

接着个帖子说明一下

中介收2%佣金,多卖1万块就是多200块钱的佣金,扣了税才140块,值当吗?
中介心里巴不得房东低价卖房子,这样他们容易卖掉,50w的房子1万块钱佣金,没有人会为了200的额外收入而去折磨买家
中介主要的目的就是为了买家的出价达到卖家的心理价位,从而交易成功
