我第一次报税要到2015年7月,目前把所有的收据及银行帐单都hard copy, soft copy双份保留。 这个确实有点麻烦, 不过看在钱的面子上就仔细的做了。等明年报好税,再写个详细的帖子分享。

以下是大部分的抵税项目,来自我的房屋中介: 大头是 房屋折旧,贷款利息, 中介费,物业管理水费维修等,保险费,银行年费, 看房的机票租车电话费。
总而言之, 花钱的时候就把收据和银行帐单都留着。
Advertising for tenants
Body Corporate Fees
Council Rates
Gardening and lawn mowing
Insurance – building, contents, public liability, landlords
Land Tax
Lease costs – preparation, registration, stamp duty
Pest control ( but not including pest inspection prior to purchase)
Quantity surveyor’s fees
Secretarial and bookkeeping fees
Servicing Costs – for example servicing a water heater, pool
Telephone calls and rental
Bank Charges
Cleaning
Electricity & Gas
In-house audio/video service charges
Interest on loans
Mortgage discharge expenses
Property agent’s fees and commission
Prepaid interest, insurance and other expenses (max year in advance)
Security parcel fees
Stationery and postage
Tax advice related expenses
Water charges
Travel and car expenses – rent collection, inspection of property, maintenance of property
Repairs and maintenance – excluding improvements which are treated as capital and added to the com base of the asset for capital gains tax purposes rather than being claimed as an immediate deduction
