- find out if you need to register before the day (some states require this)
- see your finance adviser to get finance in place, confirm your borrowing limit and have your deposit ready.
- As there is no cooling off period after an auction, make sure it’s absolutely the right property for you.
- Carry out a building and pest inspection, and have your solicitor or conveyance check the contract.
- Get some auction experience to get a feel for how they work.
- Consider whether or not it will suit you to make a pre-auction offer- a serious offer near the asking price might land you the property without having to go to auction. Also, pre-auction offers educate the vendor about buyer’s expectations.
- If you find the auction process too intimidating, consider using a buyer’s agent to bid on your behalf.
At the auction
- Take proof of identity to the auction.
- Set yourself a price limit and stick to it.
- Have your chequebook ready—if you’re the successful bidder, you’ll need to pay the deposit on the spot(usually 10%)
- Position yourself at the back of the room behind other bidders so you can pick up on the nods and other body language that may indicate others are nearing their limit.
- Pick a strategy: Be on your toes from the start—bid first, and put the bids low and quickly or, wait until bids are down to small lots and quickly. Or wait until bids are down to small lots and jump in with a substantial bid ( provided it’s under your limit)-enough to surprise and discourage further bidding.
- Be assertive in your bids—a nervous attitude makes people think you’re about to reach your limit and they may bid higher to knock you out.
- Be cautious about making pre-auction offers as they provide an indication of your limit. Rather, make it clear you are going to make an offer ONLY if the auction is called off and that you will negotiate directly with the vendor.
- If the price goes over your limit, stop bidding. If you’re tempted to continue, leave the venue.
