If you enjoy an inner city lifestyle you may choose to live in central Perth or in the surrounding suburbs of East Perth, Subiaco, Northbridge and West Perth and south of the river in South Perth, Como and Victoria Park. A range of housing is available in all these areas, from luxury town houses to more affordable apartments and free-standing dwellings.
From Kings Park to the coast and along the Swan River are the western suburbs. These include some of the most exclusive properties in Perth taking in the suburbs of Claremont, Cottesloe, Nedlands, Peppermint Grove and Dalkeith.
The northern coastal and surrounding suburbs follow the coast and Mitchell Freeway. The most expensive areas are those closest to the beaches, including the suburbs Swanbourne, City Beach, Scarborough, North Beach, Hillarys and Duncraig. Quality, attractive homes are found in all these areas.
In the north eastern suburbs, Mount Lawley, Leederville and Mount Hawthorn have many restored character homes. Woodvale and Kingsley are also popular outer north eastern suburbs with quality homes.
The Joondalup Wanneroo region and its surrounding suburbs includes the satellite city of Joondalup, a newly planned area designed for leisure and community life, only 30 kilometres from Perth, close to the Mitchell Freeway and an express train line to the city. This area includes the suburbs of Kallaroo, Mullaloo and Ocean Reef and features many new housing estates.
For a semi-rural lifestyle in easy reach of central Perth there is the Hills area in the eastern outskirts of Perth and the wine growing region of the Swan Valley. Midland is the business centre for these areas.
South of the Swan River are the southern suburbs, with comfortable family style homes. Suburbs in this area include Applecross, Attadale, Bicton, Bullcreek, Mount Pleasant, Murdoch and Willetton.
Fremantle, the State's working port city, is known for its busy street cafés and attracts artists of all kinds. Located 19 kilometres from Perth, it has a mix of traditional working class homes, fashionable renovated cottages, apartment blocks and expensive new inner city style housing.
As a guide weekly rents are $70 - $100 per $1000.
eg. A house that costs $500,000 would expect to rent for approximately $350 - $500 per week.
Rental Regulations
Application for Tenancy: When a home is selected to rent, the Real Estate Agent will ask for an application form to be completed. This requests personal details, previous landlord and employment references, as well as credit references.
Once your application has been accepted a tenancy agreement is signed and rent and bond must be paid.
Lease terms are usually for a minimum 12 months fixed term or 12 months with option to renew for another 12 months. Shorter terms may be negotiated but landlords generally prefer minimum term of one year for executive quality properties.
Landlords show a clear preference for company leases.
Diplomatic or escape clauses are not prevalent; however, it should not be a problem in seeking an agreement to insert these clauses.
Landlords pay brokerage fees to agents for finding suitable tenants. The fee is one week's rent. Ongoing management fees are in the vicinity of eight and a half percent of the gross rent for unfurnished property and ten percent of the gross rent for furnished property payable by the landlord.
Residential Tenancy Agreement: There is a standard form for written tenancy agreements and it must be used. This has to be agreed upon and by both tenant and landlord before signing. Often there are additional clauses added i.e. Landlord will provide garden maintenance to the property.
Deposit: The landlord or agent can accept a payment from a tenant as a sign of good faith by the prospective tenant, with the money refunded once the tenancy agreement is made.
Bond and Condition Report: The bond is money that the tenant puts up as security. During the period of tenancy the Bond is deposited with a bond administrator in the name of both the landlord (agent) and the tenant. The money is returned at the end of the tenancy. A landlord taking a bond has to prepare a building condition report and this has to be signed by the tenant before they occupy the premises. This should be thoroughly checked before signing, the tenant is expected to maintain the property in that condition. At the end of the tenancy it is usual to arrange professional cleaning of carpets and window furnishings.
Rent: Rent is payable in advance. Generally, 2 – 4 weeks in advance. It is the tenants obligation to pay the rent when due and they must receive a receipt.
Prices are usually quoted as a weekly rate and to calculate the monthly rate the following methods can be used:
Weekly rent divided by 7 to get a daily rate, then multiply by 365 to get the annual rate, divide by 12 to get the monthly rate.

The landlord pays council rates, the tenant is responsible for power, gas, telephone rental and water usage.
How to find a Property: Real estate agents all have their own rent rolls, generally landlords select one agent to look after the property. The agent receives a fee from the landlord for finding a tenant and charges an on going management fee. Properties are advertised in the classified section of the newspaper.

Temporary residents must convert their licence to a Western Australian licence within 12 months of arrival; a permanent resident must convert within 3 months.
Conversion: To convert your driver's licence to a local licence will involve taking a written, multiple choice test and undergoing an eyesight test.
Countries exempt from taking this test are New Zealand, USA, Canada, UK, Ireland, West European countries, Croatia, Greece and Singapore.

The "drink driving" laws are very strict in Western Australia and random breath testing is frequently carried out by the police. Drivers with a blood alcohol level greater than .05% will lose their driving licence for over three months and may be fined as well.
The speed limit is generally 100 kph on freeways and 50 kph in residential areas. speed cameras operate randomly throughout the state and large fines (and in some cases licence suspension) are imposed for any infringement of the speed limit.
When driving in the country, be aware that native animals may cross the roads, especially at dawn and dusk. Road signs are posted in places where animals are commonly seen. Apart from avoiding injury to Australia's native animals, it is in your car's interest not to hit these animals. Colliding with a kangaroo or wombat can result in considerable damage!
Demerit Points
If you commit a safety-related offence you may incur demerit points that could lead to the loss of your licence. If you get 12 or more demerit points in a three year period you may have your licence or learner permit suspended for at least three months.
Vehicle Registration
If you bring a vehicle from overseas you must take out Western Australian vehicle registration immediately. You will be required to present your vehicle at an examination centre along with your current registration papers and plates from the place of issue. You will require a temporary permit to drive the vehicle.
If you are bringing a vehicle to WA from another State or Territory, you are required to transfer your interstate vehicle registration within 3 months of becoming a resident of Western Australia; to do this you must provide documentary proof of your identity (original documents only).

Western Australia offers both government and independent ("private") schools, to cater for a full range of public requirements. School attendance is compulsory between the ages of six and fifteen, with most children starting school at around five years of age.
Government Schools
The state or government school is run by the Western Australian Department of Education & Training which is under the control of the state government.
A small tuition fee may be charged at government schools.
All government schools are co-educational and each school determines its own dress code.
There are selective or specialist government schools which cater for gifted and talented students. To gain admission to these schools children need to sit for the school's examination and meet the school's requirements (usually academic).
To gain admission to government schools preference is given to those who live within the school's local area. If you wish your child to attend a school outside your area an application may be made to that school and if there is a vacancy your child may be accepted.
Independent Schools
Private schools are typically run by independent boards of management. Very often private schools are aligned with a religious faith or Christian denomination. Fees at private schools are high, though extensive on-site facilities and low student-teacher ratios are the norm.
Fees range from $5000 - $13,000 per annum.
An application must be completed for private schools and a deposit paid. These schools are heavily booked though there is usually some allowance made for transfers from overseas and interstate.
Catholic Schools are administered by the Catholic Education Office of the diocese to which the school belongs. These schools are designed to serve the Catholic community though a percentage of non-Catholics are accepted.
Catholic primary schools are co-educational. Children usually attend the school in their own area.
Secondary schools are either co-educational or single sex. Students do not need to attend the Catholic secondary school in their immediate area; rather the choice is made by the parent and child.
Fees are charged to attend Catholic schools, though they are not usually as high as private school fees.
Pre-school Education
Kindergarten is optional and caters for four year olds and pre-primary, also optional (but generally most children attend) caters for five year old children. These schools are often located on the same premises as the primary schools.
Attendance days and hours will vary from centre to centre but generally kindergarten children will attend up to 4 half-day sessions per week with the pre-primary programme attendance five full days per week.

This is a test of general knowledge and skills in writing, mathematics, science and technology, humanities, arts and social sciences. It is not part of the WACE graduation requirements but is used in checking that all schools are marking to the same standard.
During the transitional stages of the introduction of the WACE students who wish to gain entrance into a tertiary institution there will be a requirement in some subjects to sit a Tertiary Entrance Examination (TEE). Eventually all subjects will be assessed under the WACE and there will not be a requirement for TEE.

Kings Park
Since 1872, when 172 hectares were set aside as a public space to be known as Perth Park, this area has been developed as a scenic recreational and educational facility. It was renamed Kings Park in 1901 and now covers 400 hectares. All routes into the park involve a steep incline but, once at the top, visitors will be rewarded by panoramic views of the city and the Swan River.

The Prison was built by convicts in the 1850s and was closed as a place of incarceration in 1991 after 136 years of continuous use. It was opened to the public in 1992 as a tourist site and in recognition of its heritage value.
Open 7 days a week from 10am until 5pm (closed Good Friday and Christmas Day).
Beaches of Perth
Perth is renown for its beautiful beaches there are beaches that cater to everyone's needs those that are safe for children to swim at and then there are those for the keen surfer.
Below are the popular beaches of the metropolitan area.
City Beach: This is normally a very safe beach, especially on calm days. The shore break can be dangerous for small children and inexperienced swimmers.
Cottesloe Beach: Considered a very safe swimming beach, with a small surf break near the pylon. The biggest danger is the rocks when strong onshore winds make the water choppy and a strong rip can develop along the northern side of the groyne.
Floreat Beach: This is normally a very safe swimming beach. A small shore break can develop.
North Cottesloe Beach: A reasonably safe swimming beach. The reefs in the area can be dangerous for swimmers when the surf is choppy and strong undertows can develop between reefs.
Scarborough Beach: Popular for its beach-side cafes and home to the magnificent Rendezvous Observation City resort. Scarborough features a very good surfing beach but is not recommended for children and inexperienced swimmers when the surf is rough. Permanent rips exist to the southern end of the beach near Brighton Road and in the centre of the beach opposite Scarborough Beach Road. Other rips can develop suddenly during strong onshore winds and large swells. Sunbathing and paddling is consequently popular!
Sorrento Beach: Most of the time, this is a very safe family swimming beach. A small shore break can develop during onshore winds.
Swanbourne Beach: A reasonably safe swimming beach with the biggest danger being from the short break, which can develop with strong onshore winds. Popular with nudists.
Trigg Island Beach: An excellent surf beach. It can be dangerous for inexperienced swimmers and children. The biggest danger is the rocks near the "Bluehole" where a permanent rip exists along the southern edge of the rocks - stay right away from this area. Rips can develop at a moment's notice during strong onshore winds.
Trigg Island through to Sorrento: The small bays in this area should be safe for swimming, provided inexperienced swimmers and children do not venture past the reef line.
