在昆士兰第一次买房会享受两个补助:
1)FHOG, 第一次购房补助, 就是我们常讲的$7000块
具体要求:
You may be eligible for the grant if …
You are:
•at least 18 years of age
•not a company or a person acting as a trustee
•an Australian citizen or a permanent resident (or a joint applicant with someone who is an Australian citizen or permanent resident)
•buying or building a home worth less than $1M (from 1 January 2010 to 30 March 2010)
•buying or building a home worth less than $750,000 (on or after 31 March 2010).
You may be eligible for the grant if you are a trustee of a trust (other than a discretionary or unit trust) and all the beneficiaries are individuals under a legal disability who will live in the home as their principal place of residence.
You and your spouse have:
•never been paid the first home owner grant
•before 1 July 2000, not owned residential property in Australia
•from 1 July 2000, not lived in residential property (in Australia) you have owned.
You will:
•move into the home within one year of the property being registered in your name
•live in the home for 6 months continuously as your principal place of residence.
2)first home transfer duty concession,印花税减免.第一次购房在50万以内不需要交印花税, 50万到55万印花税减免递减,55万以上就没有任何优惠了。

注意:拿FHOG的要求是必须在12个月内搬进去,然后住满6个月。You must move into your home within 1 year of becoming the registered owner and you must live there for at least 6 months in order to keep the grant.
拿stamp duty concession要求住满12个月,If you move out of your home in the first 12 months, you need to notify us. We will reassess your transfer duty concession proportionate to the amount of time you lived in the home. You will have to pay us further duty. Penalties and unpaid tax interest may also apply.
所以你想享受第一次买房的两个好处必须至少住满一年,而不是半年。
如果你在海外有房子,你只可以申请FHOG,而不能享受first home concession。
Grant: You can apply for the grant if you have owned property overseas, however if you have previously owned property in Australia you may not be eligible for the grant. See eligibility requirements for more information.
Concession: You cannot claim a first home concession if you have owned property overseas, as you have already owned your first home, but you can claim a home concession if you meet the relevant criteria. See home concessions for more information
当人,没有人会去海外调查你有没有房子,呵呵,除非你自己和政府坦白。
如果在12个月之内分租,不会影响你拿FHOG,但是会印象到你的first home concession
Grant: You may rent out one or more rooms in the house during your 6 month residency period, provided that this situation does not affect your ability to make the home your principal place of residence. You may also rent out the property before moving in.
Concession: If you rent, sell, or otherwise dispose of all or part of your property before moving in or during the 12 month occupancy period, you will lose all or part of your concession.
和上面一样,如果你不主动报告政府,没有人会冲进你的房子问其他几个人是租房的还是你亲戚,呵呵
如果之前有投资房,没有买过自住房,还是可以申请补助的
If you bought or built the property before 1 July 2000, you will not be eligible for the grant.
If you bought or built the property on or after 1 July 2000 and did not live in the property, you may be eligible to receive the grant.
